In 2022, Colchester City Council approved reserved matters for 113 dwellings at the Chesterwell urban extension to the north of Colchester, forming part of the wider 1,600-home masterplan.

The scheme was structured around four distinct character areas — Central, Heritage, Lanes and Mews — each responding to a different spatial relationship within the site and collectively creating a coherent sense of place.

Reserved Matters Approval at Colchester Urban Extension

I secured reserved matters planning permission from Colchester City Council for 113 dwellings at Chesterwell, north Colchester — the latest parcel in the 1,600-home urban extension I have been involved in delivering across multiple applications.

The scheme was achieved through clear design principles and proactive engagement with the Council and key consultees throughout the process.

The design was organised around four character areas, each with a distinct identity but collectively contributing to a coherent neighbourhood.

The Central character area forms the development's spine, linking this parcel to previously built phases of Chesterwell. The architecture draws on Arts and Crafts inspiration, adapted to reflect the materials found across Chesterwell and the wider Mile End area.

The Heritage character area continues the character established by an adjacent approved parcel, with spacious detached villa-style dwellings in an arcadian layout and parkland frontages.

The Lanes are designed with a tighter urban form, providing a contrast to the openness of the Heritage area and creating variety within the overall development.

The Mews parcels offer a more compact, courtyard-influenced character.

Colchester City Council approved the reserved matters, confirming the scheme's compliance with the masterplan and design code.
