Canterbury Approves Planning Permission for a Holiday Let Conversion in Whitstable

In 2022, Canterbury City Council approved planning permission for the change of use of a residential garden outbuilding into a self-contained holiday-let unit in Whitstable.
Despite some local concern about the proposal, I put forward a robust case demonstrating the tourist accommodation benefits, the sustainable town centre location, and the absence of any harm to neighbouring amenity.
Holiday-Let Planning Permission in Whitstable
I secured planning permission from Canterbury City Council for the change of use of an outbuilding at a property in Whitstable from a gym and home office to a self-contained holiday-let unit.
The growing popularity of UK-based staycation holidays made this an attractive income opportunity for the client — and Whitstable, with its seafood, independent shops and coastal character, is exactly the kind of destination that benefits from high-quality visitor accommodation.
The application generated some local concern. I addressed this head on by building a clear and well-evidenced planning case around three points.
First, principle. The site is within the urban area of Whitstable, in a sustainable location with good public transport access and excellent walking and cycling connections for visitors.
Second, amenity. The outbuilding was positioned within a private garden with no direct relationship to any neighbouring property's principal windows. I demonstrated that there would be no excess noise, no overlooking and no harm to the amenity of nearby residents.
Third, parking. The property provided sufficient on-plot parking to accommodate visitors without generating any overspill onto the surrounding streets.
Canterbury City Council accepted this analysis and approved the application.
