In 2022, prior approval was granted under Class Q of the General Permitted Development Order for the conversion of a redundant cattle barn in rural Essex to five dwellings — the maximum number permitted under Class Q.
By carefully combining the two categories of dwelling (larger and smaller units), I was able to maximise the barn's residential development potential whilst demonstrating full compliance with all the eligibility criteria.
Class Q Prior Approval for 5 Dwellings in Colchester
I secured Class Q prior approval for the conversion of a redundant cattle barn in rural Essex to five new residential dwellings.
The farm contained several buildings, and after assessing each of them, I identified the largest barn as offering the best scope for development under Class Q.
Class Q is a powerful permitted development right.
It allows agricultural buildings to change to residential use without a full planning application, but the rules on how many dwellings can be created require careful attention.
In this case, I proposed two larger dwellings of 200 sq m each and three smaller dwellings of 83 sq m each. This combination reached the maximum of five dwellings whilst keeping the total floorspace within Class Q's limits.
The prior approval application demonstrated that the proposed conversion would not extend beyond the external dimensions of the existing barn, that all new materials would be like-for-like, and that any openings would simply be enclosed with glazing and cladding.
