In 2020, I secured planning permission from Colchester City Council for the comprehensive modification and extension of an existing seafront dwelling in West Mersea to create a contemporary family home.

The case involved managing a restrictive covenant limiting building heights, a steep site gradient, and the relationship with the West Mersea seafront context — all of which were addressed through a design-led approach that used the site's constraints as creative opportunities rather than obstacles.

Household Improvements in Colchester

In 2020, I obtained planning permission from Colchester City Council for the substantial remodelling and extension of an existing dwelling in a West Mersea seafront location.

The existing property commanded a prominent coastal position but had been poorly configured — rooms were accessed through other rooms rather than from a central hall, and the principal living spaces had turned their backs to the sea views rather than embracing them.

The proposed works sought to transform this dated arrangement into a well-planned, contemporary family home fit for its setting.

The site presented several design constraints that required careful navigation.

A restrictive covenant placed limits on building heights to protect sea views from neighbouring properties — a constraint that shaped every aspect of the scheme, from the roof profile to the position of new extensions.

The site's steep gradient added further complexity, requiring section-by-section design development to manage transitions between levels.

The seafront context meant the building would be experienced from both the road and the beach, requiring two distinct elevational responses.

The front elevation was reclad in timber to give the building a coherent, contemporary appearance from the streetscene whilst remaining within the covenant's height limits.

To the rear, floor-to-ceiling glazing opened the principal living spaces directly to sea views and natural light — addressing the fundamental failing of the existing layout.

The extension created a large open-plan kitchen, sitting and dining area at the heart of the home, with smaller rooms arranged around it. Varied roof heights created visual interest and articulation across both elevations.

Colchester City Council approved the application.
