Householder Appeal for Home Extensions in Brentwood
Planning appeal success in Brentwood, Essex for extensions and remodelling of a family home. I overturned refusal by addressing design and amenity concerns.

In 2015, I won a householder planning appeal for the comprehensive remodelling of a family home in Brentwood, Essex.
The scheme included multiple extensions and the linking of a detached outbuilding to the main dwelling, creating additional living space and improved ancillary accommodation.
The objective was to enhance the functionality of the property for modern family living, while maintaining a coherent and well-balanced design. By integrating the outbuilding with the main house, the proposal delivered a more efficient and unified residential layout.
Householder schemes of this nature often represent a highly sustainable form of development—making better use of existing properties without the need for new land take.
The Planning Issue
Despite being recommended for approval by the planning officer, the application was refused by Brentwood Borough Council’s planning committee.
Concerns centred on the perceived impact of the extensions on the character of the dwelling, the surrounding area, and neighbouring amenity.
Through the planning appeal, I prepared a detailed and structured case assessing each element of the proposal against local and national policy. I demonstrated that the scheme was proportionate, policy-compliant, and consistent with the officer’s original recommendation.
I also identified comparable extensions in the surrounding area, reinforcing the importance of consistency in decision-making and showing that the proposal would not appear out of keeping within the street scene.
The Planning Inspector agreed with my position and allowed the appeal, concluding that the extensions were not overly dominant and would not harm the character of the area or neighbouring amenity.
