In 2022, Colchester City Council approved planning permission for a large extension to an existing rural farmhouse near Colchester. The local plan's extension policy resisted significant alterations to the character of rural dwellings.

I overcame this through a design-led approach to demonstrate that the quality of the scheme and its compliance with NPPF design principles outweighed the policy's restrictive starting position.

Extension to a Listed Farmhouse in Colchester

I secured planning permission from Colchester City Council for a large extension to a rural farmhouse near Colchester.

The existing house, whilst generously proportioned, comprised a series of small rooms with poor internal circulation and limited functionality. My client wanted to create additional multi-purpose space for family use and occasional entertaining.

The local plan extension policy presented the primary challenge — it required that extensions must retain the character of the original dwelling without significantly altering its size. On the face of it, a large extension in a rural area would face resistance under that policy.

The key to success was the quality and coherence of the design.

I argued to Colchester City Council that the NPPF requires decision-makers to support well-designed development that creates better places to live, and that a high-quality, thoughtful extension of this kind should be approved in accordance with those national objectives — even where local policy might otherwise resist the scale of the works.

The Council agreed and approved the application.
