In 2021, Rother District Council approved planning permission for the erection of a small motor vehicle showroom building to support an existing car sales operation at a site in Bexhill-on-Sea, East Sussex.
The key planning issues were the impact on neighbouring residential amenity in a mixed-use area and the visual contribution of the new building to the streetscene — both resolved through careful design and robust planning argument.
Planning Approval for a Motor Showroom in Bexhill-on-Sea
I secured planning permission from Rother District Council for the erection of a small motor vehicle showroom building at an existing car sales site in Bexhill-on-Sea, East Sussex.
The site was located in a central, mixed-use area comprising a combination of residential properties, religious buildings and other commercial units, with good accessibility to the town centre along a main road.
The proposed showroom — a modest brick structure with glazed doors on the front elevation — was designed to showcase the vehicles currently sold at the site.
The principal planning consideration was the impact on the amenity of neighbouring residential occupiers.
Mixed-use locations of this kind require careful management of the interface between commercial activity and residential living, and any intensification of commercial use must be assessed against its potential to generate noise, activity or vehicle movements that could harm the amenity of nearby homes.
The second consideration was the visual impact of the new building on the streetscene. The showroom was designed to sit comfortably alongside the existing buildings on either side.
Rother District Council agreed that the proposal was acceptable in planning terms and granted permission.
