In 2018, I secured planning permission on appeal for a contemporary designed self-build house in Colchester. Essex.
The scheme proposed a bespoke replacement dwelling, designed to significantly enhance the site through modern architecture and improved layout.
The ambition was to move beyond a standard house type and deliver a distinctive, well-considered home that made better use of the plot while achieving strong design quality.
Projects of this nature often sit at the intersection of modernity and policy—particularly where contemporary design contrasts with more traditional surroundings.
The Planning Issue
The application had been refused by Colchester Borough Council (noe Colchester City Council), with concerns focused on the contemporary design approach and its relationship with the surrounding area.
As is often the case with contemporary architecture, questions were raised about whether the proposal would integrate successfully with local character.
Through the planning appeal, I demonstrated that high-quality design should not be dismissed simply for being modern.
Instead, I set out how the proposal responded to its context through scale, form and materiality, ensuring it complemented rather than conflicted with its surroundings.
I also addressed wider policy considerations, showing that the scheme aligned with the objectives of sustainable development and would enhance the overall quality of the site.
A robust appeal strategy—grounded in policy and design analysis—was key to overcoming the refusal.
Appeal Outcome
The Planning Inspector agreed with my case and allowed the appeal, confirming that the proposal represented a high-quality form of development appropriate to its context.
This case reinforces the role of a planning consultant in unlocking architect-led schemes, particularly where design is a central issue.
