In 2019, Tendring District Council approved planning permission for a rural workers dwelling for a racehorse trainer in Ardleigh, Essex — a success achieved after two previous refusals and two dismissed appeals.

The case was resolved by clearly separating the client's training business from an adjacent stud farm, providing comprehensive evidence of functional need, and presenting a complete and well-structured planning argument that addressed every concern raised in the earlier decisions.

The client had made two previous attempts to obtain planning permission for an on-site dwelling, both refused by Tendring District Council and both subsequently dismissed on appeal. The case was taken over following those setbacks to identify a viable route forward.

A thorough analysis of the client's daily routine, working hours, and responsibilities was prepared — demonstrating the round-the-clock nature of racehorse training, the animal welfare obligations that require immediate on-site presence, and the practical impossibility of managing the business effectively from any dwelling beyond the immediate site.

Tendring District Council accepted the resubmission and granted planning permission — a result that had required persistence, professional rigour, and a willingness to address the previous decisions head-on rather than simply repeat the same approach.
