Colchester City Council Approves Extension and Alterations to a Barn Conversion

Planning permission from Colchester City Council for a series of extensions and environmental improvement works to an existing Class Q barn conversion near Colchester, delivering additional living space, a workshop and studio, and improved energy performance.

In 2023, Colchester City Council approved planning permission for extensions and alterations to an existing barn conversion on the edge of Colchester.

The barn had previously been converted under Class Q permitted development rights, but those rights do not permit extensions — so a full planning application was needed to deliver the additional living space, workshop and studio, and the environmental improvements the client required.

Extensions to a Banrn Conversion in Colchester

In 2023, I secured planning permission from Colchester City Council for a series of extensions and alterations to a barn that had previously been converted to a residential dwelling under Class Q.

Whilst Class Q is a valuable permitted development right for achieving the initial change of use of agricultural buildings, it does not permit any extensions beyond the existing external dimensions of the original building.

A full planning application was therefore the only route to achieve the improvements my client needed.

The proposed works included a number of distinct elements. An extension to the single-storey element of the barn provided a workshop, studio space, garden storage and bike store — practical spaces that the converted barn had lacked.

The extension and the existing single-storey element were to be clad in materials reflecting the character of the original barn, maintaining the visual continuity of the building.

A package of environmental improvement works was also included. External insulation was proposed to improve the energy performance of the building — an increasingly important consideration as energy costs rise and sustainability requirements tighten.

Solar panels on the roof of the main barn would generate renewable electricity.

Air source units and ground source heat pumps were also specified, moving the building away from fossil fuel heating.

A modest decking area to the rear of the main barn was proposed to take advantage of the views over the surrounding countryside — a simple but significant quality-of-life improvement for the occupants.

Colchester City Council agreed that the interventions would respect and enhance the character of the building and approved the application.
