Planning Applications

A well-prepared planning application starts with a clear understanding of the site, planning policy and the issues likely to influence the council's decision.

I provide professional planning application services, preparing and submitting applications on behalf of homeowners, landowners and developers. From householder extensions and changes of use to new dwellings and larger residential schemes, I manage the planning process from initial appraisal through to decision.

As a Chartered Town Planner (MRTPI), I provide practical planning advice, prepare supporting Planning Statements and liaise with the local planning authority throughout the application process.

Planning Application Services

I prepare and manage a wide range of planning applications, including:

  • Householder planning applications – Extensions, alterations, loft conversions and outbuildings.

  • Full planning applications – New dwellings, residential development, commercial schemes and changes of use.

  • Outline planning applications – Establishing the principle of development, with matters of detail reserved for later approval.

  • Retrospective planning applications – Seeking permission for development that has already taken place.

  • Permission in Principle (PiP) applications – Establishing whether a site is suitable for housing-led development in principle, before proceeding to technical details consent.

  • Minor and major development – From individual plots and replacement dwellings to larger residential schemes.

  • Green Belt planning applications – Assessing proposals against national and local Green Belt policy, including grey belt considerations where relevant.

Each application is considered on its individual planning merits, with the supporting case tailored to the nature, scale and location of the proposal.

What's Included in My Planning Application Service?

My planning application service can include:

  • Site appraisal and planning constraints – Reviewing the planning history, designations, development plan policies and relevant site constraints.

  • Planning strategy – Advising on the appropriate application type and how the proposal should be presented.

  • Application preparation – Completing the planning forms and preparing a brief for the required architectural drawings.

  • Planning Statements – Preparing a policy-led assessment explaining the proposal and its compliance with relevant planning considerations.

  • Supporting information – Identifying and coordinating any additional technical reports or supporting documents required.

  • Application submission – Submitting the application to the local planning authority and checking validation requirements.

  • Liaison with the planning officer – Responding to queries, addressing objections and negotiating amendments where appropriate.

  • Decision and conditions – Reviewing the decision notice and advising on any conditions that require further approval.

Where necessary, I can also advise on whether pre-application advice, or a Certificate of Lawfulness may be more appropriate than a full planning application.

Frequently Asked Questions

Do I need planning permission?

Not necessarily. Some extensions, alterations and other forms of development may benefit from permitted development rights, meaning a full planning application is not required.

I can assess whether your proposal qualifies and advise whether a Certificate of Lawfulness would provide formal confirmation from the council.

What documents are needed for a planning application?

Most applications require an application form, location plan and existing and proposed drawings. Depending on the proposal and site, a Planning Statement and additional technical information may also be required.

I will advise on the documents needed for your particular application and coordinate their preparation.

What happens if my planning application is refused?

A refusal does not necessarily mean the development cannot proceed. Options may include revising the proposal and submitting a new application or appealing the decision to the Planning Inspectorate.

I can review the reasons for refusal and advise on the available options.

Should I obtain pre-application advice?

For complex proposals or where the principle of development is uncertain, pre-application advice can help identify potential issues before a formal application is submitted.

However, it is not essential for every project. I can advise whether it is worthwhile in your circumstances.

Can you prepare a planning application if I already have an architect?

Yes. I regularly work alongside architects and other technical consultants. You can retain your architect for the design and drawings while I manage the planning strategy, supporting statement, submission and liaison with the council.
