In 2022, Braintree District Council approved a substantial two-storey rear extension, front porch and new window openings at an attractive Victorian red brick farmhouse near Helions Bumpstead in rural Essex — overcoming a previous refusal that had cited the size, scale, form, design and materials of the earlier scheme.
I developed a new planning strategy, revised the scheme in response to a detailed contextual analysis, and demonstrated full compliance with Braintree's adopted design policies.
Farmhouse Extension Approved by Braintree District Council
I secured planning permission from Braintree District Council for a substantial extension to a detached Victorian red brick farmhouse in the countryside near Helions Bumpstead.
The property is an attractive Victorian building set within a generously sized rural plot.
My client had previously applied for a similar extension and been refused.
When I was instructed, my first task was to understand why the previous application failed. The Council's refusal cited the size, scale, form, design and materials of the proposed extension as contrary to its adopted policies on design quality.
Critically, it was also apparent that the Council's previous assessment had been based on a limited understanding of the site's context.
I undertook a detailed contextual analysis of the area and challenged the previous assessment. This demonstrated that the proposed extension, if revised, would be fully compliant with the Council's adopted policies — not a departure from them.
Braintree District Council agreed that the revised scheme overcame the previous refusal and approved the application.
