Halstead Site Increased from Six to Seven Dwellings
Revised planning permission from Braintree District Council to increase a previously approved six-dwelling scheme in Halstead, Essex to seven dwellings, using a variation of condition and a new planning application to maximise the site's development potential.

In 2021, Braintree District Council approved revised planning applications increasing the number of dwellings on a previously developed site in Halstead, Essex from six to seven. The site had been purchased with an existing permission already in place.
I identified through a planning and design review that the layout was not optimal, and that — with a combination of a variation of condition application and a new planning application — the site could yield an additional dwelling with improved design quality throughout.

I secured revised planning permissions from Braintree District Council for a previously developed site in Halstead, Essex.
My client had purchased a site that already had planning permission for six dwellings. I was asked to review whether the scheme represented the best use of the site.
Following that review, I identified two issues.
First, the approved layout could be refined to improve the functionality of each plot, increase spaciousness and enhance the appearance of the development — all without compromising the overall quantum.
Second, a separate standalone replacement dwelling consent on an adjacent part of the site had been consented on a single-dwelling basis, when in fact the plot had capacity for two units.
I pursued both improvements simultaneously.
The six-dwelling scheme was refined through a variation of condition application, improving the layout whilst remaining within the terms of the original consent.
For the replacement dwelling plot, a new planning application was submitted, demonstrating that two dwellings could be accommodated comfortably on the land without harm to amenity or character.
Braintree District Council supported both submissions. The outcome was seven dwellings in total — an increase of one on what had been approved — with a better layout, higher individual plot quality and increased development value for the client.
