In 2026, I secured planning permission for a first floor and loft holiday let conversion in the heart of the Colchester City Centre.

Upper floor spaces above town centre retail units offer real potential for holiday accommodation, but navigating noise standards and use restrictions requires careful application preparation.

Change of Use to a Holiday Let in Colchester City Centre

I submitted a planning application to Colchester City Council for the change of use of the first floor and loft space at Long Wyre Street, Colchester, to create a single holiday let unit.

The application site is located in the centre of Colchester, within a mixed use town centre environment.

The upper floors above the ground-floor commercial unit were vacant and underutilised. The space was too small to comply with the Nationally Defined Space Standards, so a residential conversion was not achieveable here.

The proposal would instead bring them back into active use as a self-contained holiday accommodation unit, contributing to the visitor economy of one of Britain's oldest recorded towns.

Planning permission was granted by Colchester City Council. The decision enables the client to activate a previously empty upper floor and generate an income stream from a growing holiday let market in the city centre.
