in 2020, Colchester City Council approved planning permission for a mixed-use building at the Chesterwell neighbourhood centre north of Colchester — providing flexible commercial units and four residential apartments.

The proposed development comprises three flexible commercial units (Use Classes A1–A5/D1) providing a total of 215 sqm of floorspace at ground floor level; one flexible commercial unit (Use Class B1a/D1) providing 212 sqm of floorspace and one two-bedroom dwelling at first floor level; and three additional two-bedroom dwellings at second floor level.

Planning Approval for a Mixed-Use Building in Colchester

The approved development represents another important milestone in the delivery of Chesterwell, creating a vibrant destination that brings together homes, businesses and essential community facilities.

Designed as a key focal point within the neighbourhood, the building will provide flexible commercial space alongside new residential accommodation, helping to create a lively and sustainable centre that serves both new and existing residents.

The development will include three ground-floor commercial units, offering flexible space for retail, food and beverage, and community uses, together with a first-floor commercial unit suitable for office or community purposes.

Four new two-bedroom homes will also be delivered across the upper floors, providing high-quality residential accommodation in the heart of the neighbourhood.

The building has been carefully designed to establish a strong sense of place within Chesterwell.

Located alongside the future primary and secondary schools, it will form part of a well-connected community hub where education, local services, businesses and homes come together.

This mix of uses will encourage people to make the most of the neighbourhood throughout the day, supporting local businesses while creating an active and welcoming public environment.

Securing planning permission is a significant achievement and marks another step forward in delivering Chesterwell's long-term vision of creating a thriving, sustainable community with homes, employment opportunities and local amenities all within easy reach.
