In 2024, Colchester City Council approved planning permission and listed building consent for works to a Grade II listed early 19th century farmhouse in Dedham, Essex.

The approved scheme replaced an unauthorised 20th century conservatory with a heritage-sensitive garden room, reinstated five traditional timber sash windows on the front elevation, and included internal alterations to enhance the building's character.

Listed Farmhouse Extension Approved by Colchester

I secured planning permission and listed building consent from Colchester City Council for a project at a charming Grade II listed farmhouse in Dedham, Essex — a semi-vernacular early 19th century property in the heart of Constable Country.

My client had three objectives.

First, to replace an unauthorised 20th century conservatory with a single-storey garden room — a more appropriate and sympathetic addition, built in brick to match the existing building.

Second, to reinstate five uPVC windows on the front elevation with traditional timber sash windows, restoring the authentic historic character of the facade.

Third, to make subtle internal alterations to improve the flow and functionality of the living accommodation.

Listed building consent applications require a thorough understanding of the building's significance and a design response that protects and enhances that significance wherever possible.

In this case, two of the three objectives — the replacement conservatory and the window reinstatement — actually improved the building's character and authenticity, removing harmful 20th century elements. These heritage benefits formed the foundation of the planning case.

The internal alterations were carefully assessed to ensure they caused no harm to the fabric or significance of the listed building.

Colchester City Council was satisfied that the proposals would preserve and enhance the listed building and granted both consents.
