Securing equestrian planning permission in the open countryside requires careful navigation of rural development policy.

In 2025, I successfully obtained consent from Braintree District Council for a private stable complex at Wethersfield, demonstrating that well-designed rural buildings can satisfy a range of planning considerations — from character and amenity through to biodiversity net gain.

Equestrian Stable Approved by Braintree District Council

I was instructed to prepare and submit a full planning application to Braintree District Council on behalf of a landowner seeking to change the use of a 1.2-hectare paddock at Wethersfield, from agricultural to equestrian use, together with the erection of a private stable building.

The site sat outside the development boundary, placing it in open countryside under Local Plan Policy LPP1.

The proposed stables would be finished in black stained timber cladding beneath a slate-effect roof.

The building was designed to accommodate four stables alongside storage for feed and maintenance equipment.

Its siting was set back from Toppesfield Road to reduce visual prominence, and the choice of materials was intended to reflect the agricultural character of its context.

The Council's officer concluded that the proposal represented an appropriate form of rural development, consistent with the rural character of the site and generating no material harm to the landscape, residential amenity or highway safety.
