In 2026, I secured planning permission from North Northamptonshire Council for the erection of a new timber stable and change of use of a small parcel of agricultural land to equestrian grazing at a rural residential property in Northamptonshire.

The scheme also included the retention of an existing post and rail fence and the introduction of new soft landscaping. No objections were received from any statutory or non-statutory consultee.

The Planning Issues

The application site is a small parcel of agricultural land adjacent to a converted barn dwelling — a converted agricultural complex set in open countryside near Oundle in North Northamptonshire.

The surrounding area is rural and agricultural in character, with the nearest residential properties at the adjacent converted barns.

The proposed stable was a modest single-bay timber structure. Together with the change of use of the adjacent land to equestrian grazing and the retention of the post and rail fence, the scheme would provide the dwelling's occupants with the equestrian facilities they required on land forming part of their residential setting.

Planning permission for equestrian development in rural areas requires demonstrating that the proposal is appropriate in its countryside location, does not harm the character and appearance of the area, and does not adversely affect the amenity of neighbouring properties.

Each of these matters was addressed carefully in the application.

Planning permission was granted under delegated authority.
