In 2013, I provided planning support to Mattick Architectural Designer on an application to erect a garage/workshop and introduce new doors to an existing cart lodge in Saffron Walden.

The site sits within the Saffron Walden Conservation Area and includes a Grade II listed farmhouse, Bridge End Farmhouse — an early nineteenth century timber-framed and plastered building of considerable interest.

The proposed garage/workshop was designed to take the form of a traditional agricultural building: timber-clad external walls, a pitched roof, and window and door openings kept deliberately minimal. The new doors for the cart lodge were designed to complement the character of the existing structure.

The scheme was informed by a clear set of design principles — achieving quality within a sensitive setting, avoiding dominance of the street scene, and using materials that complement the listed building.

The application was assessed against the Uttlesford Local Plan and the NPPF, with the Design and Access Statement I prepared demonstrating that the proposal positively responded to the Conservation Area's character of historic terraced buildings, timber boarding and intricate architectural detailing.

The application was subsequently approved.
