Planning support and advice for a replacement dwelling at Bacon End, Dunmow, outside the settlement boundary in Uttlesford. Approved under Policy H7 with design drawing on the rural vernacular of gable features, timber cladding and hipped roofs.

In 2012, I provided planning support to Mattick Architectural Designer on an application to replace the existing dwelling in Bacon End, Dunmow, within Uttlesford District.

The site sat outside the defined settlement boundary of any village, in a rural lane north of High Roding characterised by a small cluster of large houses and farmsteads set in generous plots — a setting that immediately framed the design brief.

The existing house was a rambling two-storey structure with non-structural timber beams on its gable end, catslide dormers and a series of rear additions that had accumulated over the years.

Policy H7 of the Uttlesford Local Plan permits replacement dwellings in the countryside where the new building is in scale and character with its neighbours and where its appearance and landscaping would protect or enhance the countryside character.

The Replacement Dwellings SPD elaborated that the new house should be in scale and character with neighbouring properties in terms of height and volume.

My Design and Access Statement demonstrated how the proposed replacement drew on the local vernacular — gable features, timber cladding, hipped roofs and horizontal window alignments — to produce a house that would sit comfortably within its rural lane setting.

The application was subsequently approved.
