In 2012, I provided planning support to architect Mattick Architectural Designer on an application to replace a modest post-war bungalow at Gedding with a new family home more fitting of its rural Suffolk setting.
The existing bungalow was uninsulated, poorly lit and architecturally unremarkable — a building that had little relationship with the vernacular character of the surrounding lane.
The proposed replacement was a 2½-storey timber-framed house rendered over a red brick plinth, with plain tiled roofs, panelled sash windows, dormer windows and a canopied entrance — all features drawn directly from the local vernacular of Gedding and the wider area.
A single-storey garden room was positioned to the south elevation following pre-application discussions, reducing bulk near the neighbouring boundary.
Under Policy H8 of the Mid Suffolk Local Plan, replacement dwellings in the countryside were judged on their merits, with favourable consideration given where the proposal does not detract from the character of its surroundings or create a traffic hazard.
I demonstrated clearly that the proposed dwelling met these tests, and that the scheme would significantly improve the appearance of this rural approach whilst preserving the important walnut tree at the entrance to the site.
The application was subsequently approved.
