In 2011, I provided planning support to Mattick Architectural Designer on an application to replace an existing garage with a garden room, cycle store and boot room in Cambridge — a corner property within the West Cambridgeshire Conservation Area.
The Conservation Area, designated in 1972, is notable for its spacious suburban character, mature trees, and distinctive late nineteenth and early twentieth century houses, several of them listed.
The design challenge was considerable.
Though technically a rear extension, the proposal would be visible from the surrounding area, and the Conservation Area appraisal placed particular value on preserving original details on the positive unlisted houses within the street.
The scheme was carefully configured to be clearly subservient to the main dwelling, with a form, scale, materials and detailing drawn from the character of the house and the wider streetscene.
I demonstrated compliance with Cambridge Local Plan Saved Policies on design, historic context and car parking, and made the case that the proposal would make a positive contribution to the Conservation Area character.
The application was subsequently approved.
