In 2022, Colchester City Council approved reserved matters planning permission for 100 new homes at West Mersea, Essex — the detailed design stage following the outline permission secured in 2020.
The scheme was designed around West Mersea's distinctive built character, particularly its historic avenue streetscene, and delivers 4.4 hectares of open space, 0.7 hectares of community land, significant ecological net gain and improved connections to the surrounding area.
Reserved Matters Approval in West Mersea, Essex
I secured reserved matters planning permission from Colchester City Council for 100 dwellings as a new urban extension to West Mersea, Essex.
This was the detailed planning stage, following the outline permission I had obtained in 2020.
The 10.2 hectare site is bounded by existing properties at the edge of the town and sits adjacent to an area of public open space.
West Mersea has a genuinely distinctive character, shaped by its incremental development over time. Its avenues are a defining feature: linear roads that lead away from the seafront, lined by individual dwellings.
Historic black and white weatherboarding in the older parts transitions to predominantly red brick as the town expanded.
These characteristics directly shaped the design principles.
