In 2024, Colchester City Council approved reserved matters planning permission for 85 new homes on a 2.4-hectare greenfield parcel adjacent to Colchester Golf Club, forming the latest phase of the Chesterwell 1,600-home urban extension.
The scheme maximises permeability through a grid of streets and creates landscaped avenue vistas that connect the new homes to the golf club boundary and open countryside beyond.
Reserved Matters Approval at Chesterwell, Colchester
I secured reserved matters planning permission from Colchester City Council for 85 new homes at the Chesterwell urban extension to the north of Colchester.
The application site extends to 2.4 hectares and currently comprises level greenfield agricultural land.
The outline planning permission for Chesterwell was granted in July 2014, authorising up to 1,600 residential dwellings alongside a neighbourhood centre, schools, commercial uses, and green infrastructure. This reserved matters application represents a further phase within that wider masterplan.
The design was shaped by a clear set of principles tailored to this specific parcel.
The layout maximises connectivity through a grid of streets that integrate the site with the rest of the Chesterwell development. Avenues are oriented to create long views along landscaped corridors, creating visual interest and framing the transition to the golf course and woodland beyond.
Colchester City Council was satisfied the scheme met all reserved matters requirements and approved the application.
