I secured reserved matters planning permission from Colchester City Council for 92 dwellings at Fiveways, Stanway — the latest phase in the delivery of a wider strategic allocation for up to 420 homes at this edge-of-settlement location.
The challenge at reserved matters stage was to translate the principles established in the outline permission into a detailed scheme that the Council could support and that would deliver a genuinely high-quality place.
The design approach was contextual from the outset.
The scheme's density was designed to sit comfortably within its surroundings.
Legibility was a core design principle, with a clear street hierarchy and a layout that allows residents and visitors to navigate the development intuitively.
A variety of housing types and tenures was provided, including the policy-required affordable homes, with a mix of house sizes that responds to identified local need.
The public realm was designed to encourage walking and cycling as natural choices for short journeys.
Colchester City Council agreed that the reserved matters scheme met the requirements of the outline consent and approved the application.
