In 2021, I secured reserved matters planning permission from Tendring District Council for two bespoke four-bedroom dwellings in the rural area near Weeley, Essex.

The site had a long planning history, and the client had purchased the land after outline planning consent was finally secured through a planning appeal. The reserved matters responded carefully to the appeal Inspector's requirement for spacious, informal development with a contextual architectural response that Tendring District Council supported.

I secured reserved matters planning permission from Tendring District Council for two spacious four-bedroom family homes in the rural area of Tendring District, near Weeley in Essex.

The outline appeal decision provided limited design guidance — establishing only that the development should be spacious, with an informal layout.

This left significant design freedom but also placed a requirement to demonstrate through the reserved matters that the scheme properly reflected the rural context and the spirit of the Inspector's conclusions.

The design was developed from a detailed contextual analysis of the site and its surroundings — the informality and built variation of the local rural area, the proportions and materials typical of the Tendring countryside, and the specific characteristics of the plot itself.

Tendring District Council supported the design approach and approved the reserved matters application.
