In 2012, I provided planning support to Mattick Architectural Designer on a retrospective planning application for a garden shed at Church Green Cottage, Hinxton — a Listed Building within the Hinxton Conservation Area.
The shed, a straightforward timber-boarded structure, had been installed without the planning permission required in the curtilage of a listed building.
The application arose directly from pre-application discussions in which the Council's officer had identified the shed as requiring consent.
The Cottage itself is a Late C17 listed building with a thatched roof, exposed timber frame and inglenook hearth — a building of considerable character.
The shed was positioned along the eastern boundary, adjacent to the double garage and well removed from the main house.
I prepared a design evidence, demonstrating that the shed was modest in scale, retained a domestic timber-boarded appearance, and caused no harm to the significance of the listed building or the character and appearance of the Hinxton Conservation Area.
The application was subsequently approved.
