In 2025, Colchester City Council approved planning permission for a new traditional-style stable block comprising eight pens and a store.

The proposed development was designed to respect and enhance the agricultural character of the site, and was supported by a clear planning case demonstrating the genuine equestrian need and the absence of any material harm to the rural setting.

Rural Stables Approved Planning Permission

I secured planning permission from Colchester City Council for a new stable building in the countryside beyond Colchester.

The approved scheme replaces a redundant barn that occupied the site and delivers an eight-pen stable block with an integrated store, serving the equestrian needs of the landowner's private use.

The planning case was built around several interconnected arguments.

The redundant barn represented an underused, somewhat deteriorating feature of the site.

Its replacement with a purpose-built stable of appropriate quality and character represented a genuine improvement — retaining the agricultural character of the site while meeting a clear operational need.

Planning policy in the Colchester rural area requires that new buildings must be appropriate to the countryside location and must not harm the intrinsic character and beauty of the rural environment.

Colchester City Council was satisfied and granted planning permission.
