In 2025, Tendring District Council approved planning permission for a single-storey self-build dwelling near a Grade II listed farmhouse in Tendring, Essex, following a successful planning appeal.

The approved design — a contemporary black weatherboarded building with slate roof and brick plinth — navigated heritage sensitivity, protected trees and archaeological considerations through careful preparation and expert specialist input.

I secured planning permission from Tendring District Council for a self-build dwelling in Tendring, Essex.

The approval followed a successful planning appeal — the principle of development had been established through the appeal process, and detailed planning permission was subsequently granted.

The most sensitive constraint was the proximity to Sturrick Farmhouse, a Grade II listed building of considerable historic significance. Any new dwelling in this location had to demonstrate convincingly that it would not harm the setting or significance of the listed building.

The design was specifically developed to address this concern.

The approved scheme is a single-storey dwelling with a contemporary aesthetic: black weatherboarding, slate roofing, a brick plinth, two bedrooms, and a distinctive linear form with a gabled roof positioned side-on to the street.

It creates a subservient character that acknowledges the historic farm complex whilst reading clearly as a modern addition, avoiding any pastiche or competition with the listed building.

Protected trees required further investigation, which was addressed through a detailed arboricultural impact assessment.

Tendring District Council was satisfied that all constraints had been appropriately addressed and approved the application.
