In 2015, the London Borough of Newham approved planning permission for the demolition of a redundant commercial warehouse and construction of six new residential flats on a brownfield site.
The case was built around demonstrating the site's unsuitability for continued commercial use, the quality of the proposed design, and the contribution the scheme would make to housing supply and neighbourhood character.

The planning application was submitted to the London Borough of Newham for the redevelopment of a brownfield site in residential use. The existing building comprised an ancillary warehouse that a client had used for storage and logistics, but the site's constrained access and residential context made it increasingly unviable for commercial purposes.
An in-depth review of the site and relevant planning policy was undertaken from the outset, ensuring a fully informed decision about how to proceed.
The proposal focused on creating a sustainable development that reflected the surrounding character and enhanced the rhythm of the street — specifically, demolition of the warehouse and construction of six new residential flats.
Pre-application discussions were held with the London Borough of Newham, which fed positively into the evolving scheme. The resulting application presented a development that was sympathetic to local character, enhanced the housing offer, and regenerated a site that served no useful commercial function in its existing form.
The Council approved the application, confirming the scheme was in full accordance with the NPPF, Newham's Core Strategy, and the London Plan.
The development delivers a mix of units, improves the quality and variety of housing stock, and brings a previously underused brownfield site back into productive use.
