South Buckinghamshire Council Approves Retrospective Planning Permission for an Outdoor Seating Area

In 2024, South Buckinghamshire Council approved retrospective planning permission for the retention of an outdoor seating area for a ground-floor restaurant on Penn Road, Beaconsfield New Town.

The development featured composite cladding, integrated planters, a raised concrete base and a laminate wood canopy. I demonstrated the structure complemented the commercial surroundings, caused no harm to amenity, and actively contributed to the vitality of the town centre.

Outdoor Seating for a Beaconsfield Restuarent Granted Planning Permission

I secured retrospective planning permission from South Buckinghamshire Council for an outdoor seating area at a restaurant on Penn Road, Beaconsfield New Town.

The approved structure comprises a grey composite cladding surround with integrated planters around a raised concrete base, a laminate wood canopy for weather protection, and fixed seating — a contemporary commercial design typical of the kind of outdoor dining provision now common across town centres.

The site is in Beaconsfield New Town, in a row of commercial buildings.

The application required retrospective consent because the structure had been installed without a prior planning application.

The planning case I advanced focused on three matters.

First, design and character: I demonstrated that the materials and form of the structure were appropriate to the commercial context, consistent with the appearance of similar outdoor dining installations in comparable town centre locations, and did not harm the visual character of the street.

Second, amenity: the structure was assessed for its impact on neighbouring properties and the public realm.

Third, town centre vitality: outdoor dining areas make a positive contribution to the vitality and viability of town centres

South Buckinghamshire Council agreed the proposal was acceptable and approved the application.
