In 2025, Dover District Council approved planning permission for the change of use of agricultural land to accommodate ten timber-framed glamping pods outside a village settlement boundary in Kent.
The site is open countryside under planning policy, but rural tourism was supported under the newly adopted Dover Local Plan 2024. Ecology, landscape and drainage constraints were all resolved through negotiation.
Glamping Site Granted Planning Permission in Dover District
I secured planning permission from Dover District Council for a countryside glamping development in Kent.
The approved scheme allows for the change of use of agricultural land to accommodate ten timber-framed glamping pods, with associated landscaping, visitor amenities and parking facilities.
The site lies just outside the village settlement boundary — meaning the land is technically open countryside, where new development is strictly controlled.
The planning case therefore depended on demonstrating that the proposal fell within the exceptions that national and local planning policy recognise for sustainable rural tourism.
The recently adopted Dover Local Plan 2024 was directly relevant.
The plan supports a prosperous rural economy and specifically recognises the contribution that sustainable tourism can make to local communities.
I framed the application closely within that policy context, demonstrating how ten well-designed, low-impact glamping pods would deliver a genuine economic benefit to the rural area.
Dover District Council was satisfied the scheme was acceptable and granted planning permission.
