Tendring Approves Conversion of a Curtilage Listed Barn to a Residential Annexe

In 2024, Tendring District Council approved planning permission for the conversion of an historic barn in Tendring, Essex — believed to have been built in 1840 and curtilage listed by association with a farmhouse — to a residential annexe.
Class Q permitted development rights were unavailable because of the listed building status. I submitted a detailed application supported by heritage, ecological, bat and contamination assessments, demonstrating a low impact on both the barn and the setting of the listed farmhouse.
Conversion of a Barn in Tendring to a Residential Annexe
I secured planning permission from Tendring District Council for the conversion of a curtilage listed barn in Tendring, Essex to a residential annexe.
The barn — a single-storey, timber-framed, black weather-boarded structure of elongated proportions — is believed to date from around 1840.
It is curtilage listed by virtue of its historic association with the adjacent listed farmhouse.
Class Q permitted development rights, which would normally offer the most efficient route for converting an agricultural building to residential use, were not available here because of the listed building status.
A full planning application was required, and given the heritage sensitivity of the site, it needed to be comprehensive.
The proposed conversion sought to create a two-bedroom residential annexe in association with a self-build dwelling being constructed in the grounds.
The layout placed one bedroom at each end of the elongated barn, with a bathroom and an open kitchen and sitting room between them. External alterations proposed the removal of unsympathetic 20th century additions.
The Council agreed, confirming that the residential annexe use represented the optimal viable use for the building — the most appropriate way to ensure its long-term preservation.
Tendring District Council approved the application.
