In 2019, Tendring District Council approved planning permission for a series of improvements to an existing dwelling in Ardleigh, Essex, including a pool house, outdoor table tennis, and a covered BBQ area.

The case was resolved by combining a GPDO permitted development analysis with a holistic planning approach that demonstrated the scheme enhanced local character through high-quality design and materials.

Household Improvements in Tendring

Planning permission was obtained from Tendring District Council for a series of leisure improvements to an existing residential property in Ardleigh, Essex.

The proposed works included an outdoor table tennis area, a pool house with covered BBQ and paved seating area — a comprehensive package of enhancements designed to improve both the amenity of the property and its visual contribution to the local environment.

The first step in preparing the application was a careful assessment of the proposed works against the General Permitted Development Order 2015 (as amended).

A number of the individual elements could have been carried out under permitted development rights without any planning application — but the client's intention was to create a coherent, well-considered scheme, and submitting a single planning application for all elements allowed each component to be assessed in the context of the overall vision.

This holistic approach is often more effective than relying on multiple permitted development entitlements, particularly where the design quality of the whole is greater than the sum of its parts.

The pool house was designed as a contemporary, flat-roofed structure with a deliberately low profile, sitting comfortably within its garden setting and remaining visually subservient to the main dwelling.

Tendring District Council approved the application in full.
