In 2024, Colchester City Council approved planning permission for the erection of two new Class B8 storage units at an existing business park in West Bergholt, near Colchester.

The site is identified as a protected employment area in the local plan. I proactively addressed design, amenity and access concerns at an early stage, demonstrating that the expansion was fully consistent with the Council's employment policies and delivered economic and design benefits.

Class B8 Planning Approval in West Bergholt, Colchester

I secured planning permission from Colchester City Council for the erection of two new Class B8 storage and distribution units at an established business park in West Bergholt, near Colchester.

The design specified black profile metal sheeting to match the existing buildings on the site — maintaining a cohesive and appropriate commercial appearance throughout.

The existing business park is identified in West Bergholt's Neighbourhood Plan as a protected employment area.

Local plan policy requires that development proposals within designated employment areas must be for employment-generating uses and must not undermine the character or function of the employment designation.

The proposed Class B8 units met both requirements: they provided new employment floorspace and were designed to complement the established commercial character of the site.

Colchester City Council agreed that the proposals were in full accordance with the local plan's employment policies and approved the application.
