In 2024, Uttlesford District Council approved householder planning permission for a two-storey rear extension and glazed dormer at a detached home near Stansted, Essex.
The property sits adjacent to a designated conservation area, making sensitive design essential. The approved scheme demolishes an outdated rear extension and replaces it with a more functional and architecturally coherent addition.
Householder Extension Approved in an Uttlesford Conservation Area
I secured householder planning permission from Uttlesford District Council for a significant home extension near Stansted in Essex.
The property is a detached two-storey dwelling located adjacent to a designated conservation area — a context that placed high design expectations on any proposed alterations.
The approved scheme involved three elements:
the demolition of an outdated and poorly designed existing rear extension;
its replacement with a new two-storey rear extension providing substantially improved space and internal layout; and
the addition of a glazed dormer to the roof to bring natural light into the upper floor accommodation.
Because the property sits adjacent to a conservation area, the design had to demonstrate that it would respect and complement the character and appearance of the surrounding historic environment — even though the property itself is not within the designation.
Materials, proportions and detailing were carefully considered to achieve a design that was both contemporary and contextually appropriate.
The planning case I submitted demonstrated full compliance with Uttlesford's adopted policies on householder development and design, and addressed the conservation area adjacency directly and confidently.
Uttlesford District Council was satisfied and approved the application.
