In 2019, I secured planning permission on appeal for a two-storey infill development in Nuneaton and Bedworth, but on the fringes of the Coventry.
The scheme introduced a contemporary new dwelling within a constrained urban plot, making efficient use of underutilised land while responding carefully to its surroundings.
The scheme was developed to reflect the rhythm, scale and form of neighbouring properties, while still delivering a high-quality, modern home. Infill development such as this plays an important role in boosting housing supply within sustainable urban areas.
The Planning Issue
The application was refused by Nuneaton and Bedworth Council, with concerns focused on the impact of the development on the character and appearance of the area. Issues of scale, massing and how the new dwelling would integrate within the established street scene were at the heart of the decision.
Through the planning appeal process, I prepared a robust case addressing these concerns in detail.
This included a thorough assessment of the surrounding context—demonstrating that the proposal would not appear incongruous or overly dominant, and that its design responded positively to local character.
Design is frequently a key issue in planning appeals, particularly in urban infill scenarios where space is constrained and context is critical.
Appeal Outcome
The Planning Inspector agreed with my position and allowed the appeal, concluding that the development would integrate successfully into the street scene without causing harm.
This case highlights how a well-argued planning appeal, supported by strong design reasoning, can overcome refusal and unlock development potential.
