Gravesend Planning Consultant

If you need a planning consultant in Gravesend, I provide independent planning advice across Gravesham: Gravesend, Northfleet and the borough's other villages.

Gravesham is one of the harder places in Kent to get planning permission. Most of the borough is Green Belt, and the council refuses a higher share of applications than almost anywhere in England. Good preparation, and a willingness to appeal, make a real difference here.

I am Andrew Ransome MRTPI, a Chartered Town Planner with more than two decades of experience in planning applications, appeals and Green Belt policy.

Planning in Gravesham

A significant proportion of the borough lies within the Green Belt, a higher share than most other Kent districts. Much of that land carries further protection as National Landscape, SSSI or Ramsar sites.

The council is moving towards a new Local Plan. It accepts that housing needs cannot be met within the existing urban area and proposes changes to the Green Belt boundary. Until that plan is adopted, decisions rest on the existing Local Plan Core Strategy.

Refusals are common, so appeals are often part of the route to permission.

The issues that come up most often are:

  • Green Belt and grey belt in the villages and countryside. For my wider Green Belt record, see my Green Belt approvals and planning appeal wins.

  • Character and highway safety on infill and redevelopment plots in Gravesend and Northfleet.

  • Ebbsfleet, where the development corporation decides applications in its area.

Planning Services in Gravesham

  • Site appraisals, including Green Belt and grey belt potential. See my guide to grey belt land.

  • Planning applications for new homes, extensions and redevelopment.

  • Planning appeals after refusal, including householder appeals. A recent example includes Three homes in Gravesend allowed on appeal: a single house replaced by a terrace of three on a prominent corner plot, overcoming character, highway safety and biodiversity objections.

  • Certificates of lawfulness for existing uses and buildings.

Planning Advice in Gravesend

If Gravesham Borough Council has refused your application, or you want to know whether your land could be released from the Green Belt, I can give you a clear view of your options. See also my work across Kent and in neighbouring Dartford.
