Canterbury Planning Consultant
If you need a planning consultant in Canterbury, I provide independent planning advice across the whole Canterbury district: the city itself, Whitstable, Herne Bay and the surrounding villages and countryside.
I have secured planning permission and won appeals against Canterbury City Council for new homes, garden buildings, holiday lets, rural leisure facilities and lawful development certificates. Several of those cases are in Whitstable, where conservation area and flood risk policy shape almost every proposal.
I am Andrew Ransome MRTPI, a Chartered Town Planner with more than two decades of experience in planning applications, appeals and planning policy.
Planning in the Canterbury District
Applications are currently decided against the Canterbury District Local Plan, adopted in July 2017 but a new Local Plan is on its way.
The constraints that come up most often are:
Conservation areas and listed buildings in the city centre, Whitstable and the older villages.
Flood risk along the coast and river valleys, where the sequential and exception tests apply.
Nutrient neutrality: much of the district drains to the Stodmarsh wetlands, so new homes need nutrient mitigation. Credits are now on sale through Stour Environmental Credits, run by Canterbury and Ashford councils, and a large Natural England-approved scheme was added in April 2026.
Countryside policy outside the urban areas, where the reuse of previously developed land can be the route to permission.
Planning in Whitstable
Whitstable combines a tight historic town centre, the Whitstable Town Conservation Area, listed buildings and land in Flood Zones 2 and 3. Even small changes, from a garden room to a holiday let, can face close scrutiny.
My Whitstable work has included a variety of cases inclkuding, an appeal for 17 new homes on a town centre brownfield site, a garden outbuilding next to a Grade II listed building allowed on appeal in 2026, and a holiday let conversion approved by the council.
Planning Services in Canterbury
Planning applications for new homes, extensions, holiday lets and changes of use.
Planning appeals against refusal or non-determination by Canterbury City Council.
Heritage and flood risk strategy for sites in conservation areas or flood zones.
Certificates of lawfulness, including breaches of condition that have become immune under the ten-year rule.
Local Plan representations while the new Canterbury Local Plan is examined.
My Planning Examples in Canterbury District
17 dwellings in Whitstable allowed on appeal: town centre brownfield redevelopment won at a hearing, overcoming conservation area, Flood Zone 3 and affordable housing viability objections.
Whitstable conservation area outbuilding allowed on appeal: a garden room beside a Grade II listed building, found to preserve both the listed building's setting and the conservation area.
Holiday let conversion in Whitstable: a garden outbuilding approved as visitor accommodation despite local objection.
Marina building on the River Stour: a leisure building near Stodmarsh National Nature Reserve, approved after initial council resistance.
Two homes on rural brownfield land: allowed on appeal against countryside and design objections.
Ten-year rule certificate of lawfulness: a Flood Zone 3 condition banning ground floor living space shown to be immune from enforcement.
