Thanet Planning Consultant
If you need a planning consultant in Thanet, I provide independent planning advice across Margate, Ramsgate, Broadstairs, Birchington, Westgate-on-Sea and the villages of the Isle of Thanet.
I have won several planning appeals in Thanet. My planning cases there include new homes, house extensions, a home-based childcare business and the trading hours of restaurants and cafes. Two were won after Thanet District Council failed to decide the application at all.
I am Andrew Ransome MRTPI, a Chartered Town Planner with more than two decades of experience in planning applications, appeals and planning policy.
Planning in Thanet
Applications are decided against the Thanet Local Plan, adopted in July 2020 and running to 2031. The council has started a completely new Local Plan under the reformed plan-making system. Until then, the 2020 plan carries the weight, alongside the Birchington Neighbourhood Plan where it applies.
The issues that come up most often in Thanet are:
Character and design: garden and infill plots, and extensions that change a bungalow into a house, are often refused on character grounds.
Heritage: conservation areas and listed buildings in Margate Old Town, Ramsgate, Broadstairs and Westgate.
Coastal habitats: new homes usually need a mitigation contribution under the Habitats Regulations because of the protected Thanet coast.
Hospitality and neighbours: opening hours and noise conditions on cafes, bars and restaurants in mixed town centre streets.
Home businesses: uses such as childminding that grow into a material change of use.
Planning Services in Thanet
Planning applications for new homes, extensions and changes of use.
Planning appeals, including non-determination appeals where the council has run out of time.
Variations of condition to extend opening hours or relax restrictions.
Retrospective applications where a council says a use needs permission.
Prior approval and permitted development advice.
Planning Examples in Thanet
New home in Birchington allowed on appeal: a chalet bungalow on garden land, found to comply with both the Local Plan and the Birchington Neighbourhood Plan.
Two new homes in Ramsgate allowed on appeal: character objections overcome and Habitats Regulations mitigation secured.
Broadstairs house extension, non-determination appeal: a chalet bungalow extended to two storeys, with costs awarded against the council.
Westgate-on-Sea appeal: an extension in the setting of a conservation area, allowed after refusal.
Ramsgate cafe opening hours: later opening secured on appeal with a noise management plan.
Margate Old Town restaurant hours: a section 73 variation approved for a restaurant in a Grade II listed building.
Childcare use of a Ramsgate home: retrospective permission granted despite neighbour objections on noise and parking.
Planning Advice in Thanet
If your application has been refused, or the council has not decided it in time, I can tell you whether an appeal is worth making. See also my work across Kent and in neighbouring Canterbury and Dover.
