In 2025, Colchester City Council approved planning permission and listed building consent for the conversion of the rear ground floor of a Grade II listed retail unit in Middleborough, Colchester to a boutique one-bedroom holiday let.
The approved unit enjoys direct views of the historic Roman Wall. Heritage, residential policy and transport policy challenges were all addressed through a careful planning strategy.
Holiday Let Approved by Colchester's Roman Wall
I secured planning permission and listed building consent from Colchester City Council for the transformation of the underutilised rear ground floor of a Grade II listed retail unit in Middleborough, Colchester into a boutique one-bedroom sui generis holiday let.
The unit will offer guests direct views of Colchester's Roman Wall — one of the oldest and best-preserved Roman walls in Britain — creating a genuinely distinctive tourism offer for the town.
On heritage, the property is a Grade II listed building in Colchester's designated town centre. Any change that affected the listed building fabric required listed building consent, in addition to planning permission for the change of use.
I demonstrated that the proposed conversion required only minimal, reversible internal alterations that would cause no harm to the significance of the listed building.
Colchester City Council approved both the planning and listed building consent applications.
